Rennovation ideas for new home please, floorplan attached!

Hi all,

Bought our first home, excited but also aahhhh! And we thought the buying process was the hard part!

I've attached the floor plan.

- planning on small extension downstairs to open the space to avoid planning permission
- moving the bath and sink to where the toilet is, so one smaller bedroom and the other bedroom is much bigger to accommodate an office
- loft conversion at some point down the line with access from the larger bedroom

Any thoughts? Anything else that would make more space and be even more economical to do?

To save costs, all interior decoration/kitchen and bathroom fitting will be done by us with help of plumber and electrician. Downstairs extension will be done bya c contractor but we will fit kitchen

Really struggling with how to make this into a family home for 2 adults and 2 very young children.

If i were you i would put access for the loft from the smaller bedroom so the two kids have small bedrooms and the master bedroom is still a nice size. otherwise you have 3 small bedrooms.

remember if you come to sell the house in future, the person looking at it and making the purchase will want to have a nice bedroom - and secondary bedrooms will be an afterthought.

and then put a better bathroom in the loft along another bedroom, leave out moving the toilet and bathroom on the first floor as seems expensive and has some benefit as people can have the toilet and shower at same time.
 
I'd add loft access from the smaller bedroom so both kids get small rooms while keeping the master spacious. Future buyers will prioritize a nice master bedroom. In the loft, add a better bathroom and another bedroom, but keep the first-floor toilet and bathroom as-is it's cost effective and practical. See Project
