I'm in the process of buying a house and the surveyor has said that in the garage, there is a cast concrete beam which is holding up the front side of the house. This is resting on the external wall and a brick pillar. The pillar is built on the garage sub floor, which the surveyor has said has settled causing the bottom of the brick pillar to separate slightly and crack. He said the house hasn't moved, but the concrete beam is putting most of it's load on the external wall, rather than spreading it on the pillar like it should.
I'm trying the find a builder to quote for this work to see how much it would cost to rectify this and what would need doing but would be grateful for any advice.
The surveyor has said that it would need an area of the garage floor around the base of the pillar digging out, and then the base of the pillar rebuilt on the foundations of the house so that it is all supported.
Does this sound right and what would you say would be the cost for this type of work?
