Retrospective building regulations

We bought a house 6 years ago with a downstairs toilet that had been created from part of the entrance hall. there is a window and the toilet empties into the drain outside the toilet wall. Our solicitor did not bring it up when we bought the house. Now our buyer wants to see building regulations which we don't have. I think the previous owner installed the toilet himself and don't think he had regulations. Was it essential 6 years ago?

Just get your guy to sort an indemnity if they insist. Do no talk to the council about it.
 
Good advice. Especially the not talking to the council bit. Once you approach the council you are committed and no insurance company will offer you an indemnity.
