Roof Pitch / Angle

Currently getting quotes for repairs to an existing roof on an extension that was built in the 70/80s. One roofer has commented that the pitch is only 7 degrees and not the required 13 degrees. My query is;

1) has this requirement always been 13 degrees or is that a requirement a new introduction over the past 40-50years?
2) can new introductions be retrospectively enforced to buildings built prior to them being bought into building regs? That would appear to condemn old buildings to ever repeating redevelopment work
3) if the roof angle is only 7 degrees then does that stop the roofer from completing work based on installing a new roof to the same specification of the existing roof?


Appreciate input on this as could be a game changer for the property owner

What is the pitch, don't take the roofers word for it, or did he use an angle measurer and you saw it for yourself?

If it's 7 degrees you are lucky it's water tight ... Maybe it isn't
There isn't a concrete tile suitable for 7 .. maybe listen to that guy

Been water tight for c.40 years. Felt/membrane has perished (aged) and now we have a leak. A few cracked tiles in the local area won't have helped.

Could well be that its been water resistant for 40 years but that may be because any water that got blown under the tiles was picked up and discharged down your felt. The pigeons have come home to roost now your felt protection has gone?? and the cracked tiles are adding to the problem??

There fore it wasn't weather proof . It sounds like a total lash up .

Of course , the pitch is wrong . You can't expect a decent roofer to tile that as it is.
There are ways of using tiles below pitch but not just new felt , batten then tiles .

The guy that highlited it to you is the one you should talk to more
