Hello all. I'm a novice roofer and have a question.

We are flogging our house soon and whilst re-wiring I noticed that the felt in the loft is turning to dust (prob been there since WW2).. all in bits. The roof tiles look in good nick and I want to board over the beams and tidy the loft up a bit.

Before I get the plasterboard out Is there anything I can do from the inside to sort this out or am I gonna have to have the roof tiles off and re-felt it?

Bit worried if I board over it they'll knock loads of $ off the asking price, plus not sure what the building regs say about it.

any new roof membrane needs to be fitted on TOP of the rafters and under the lathes (roofing battens), so any water that gets past the tiles is deflected out into the gutter.
