Hi
have to sell my deceased fathers house, the windows are a mess, warped wooden frames with no double glazing. Should we get it double glazed before we try to sell? ( Its in Aberdeenshire so a cold place in winter).
If so does anyone have any ideas of how many thousands it would be around. The property has 4 windows roughly 2mX1.5m, 1 bathroom 2m X 3/4m, kitchen around 1.5m X 1m & 3 small windows around 3/4 X 1/2m.
Im not looking for quotes just a rough guideline and whether its really worth it to sell..
It would be the basic casement type double glazing i think. Its not a period property or in conservation type area
Any help or advice much appreciated as i dont have a clue.
Thanks

probaly be looking at about 3-4k but may make it easier to sell if it has already been done.

I would say it depends on the quality of the rest of the property and the demand for housing in the area it's it.

No point in spending money on the windows if the rest of the house needs modernisation as it'll still be priced as a fixer-upper, and attract the sort of buyer that wouldn't see the lack of double glazing as a deal-breaker.

Also you should consider the area - if it's popular then people will be happier to buy a house with a bit of work because they can 'add value'. However, if the house is in an undesirable area then you might need to do whatever you can to make it attractive to a buyer or a property investor (that might look to rent it out) by making it ready to rent.

Either way, the house price will just be adjusted to account for the lack or addition of double glazing - it won't add or lose much more value than the cost of the new windows.

Put the price up by 5k and then agree to replace all windows before exchange if your full asking price is met.

hi & thanks,
the house is in a desirable area - in a village a short commute on a good road to Aberdeen and the centre of a lot of the Oil & related industry companies. Also has a garage and good sized private garden. I suppose if we went ahead with the doube gazing it would aso make it more attractive to renters if it didnt shift quickly.

You haven't mentioned about the condition of the rest of the house. No point putting lipstick on a pig.

If it's in a desirable area, I'd be inclined to leave it how it is and see if it sells.

If it doesn't sell, then you can re-visit the ideal of fixing the place up before remarketing.
