I live in a 6-unit condominium (3 units, side by side) and occupy one of the lower level/first level duplexes. The main drain line that serves my unit as well as the two above is located behind a wall in the closet of my lower level bedroom. A few months ago, we started to notice a strange sewer odor in the lower level bathroom (adjacent to the bedroom). The toilet bowl was loose and the floor uneven so I suspected a failing wax seal which I replaced. It seemed like it took care of the stink until a few days ago when it reappeared in the adjacent bedroom. I am suspicious that there is a failing seal in the vertical drain stack behind the wall. Unfortunately, I will need to remove some drywall just to inspect it. SO, I had a few questions:
1. Is there any device that can be used to "sniff" the sewer smell so that I can pinpoint its origin?
2. How big would a seal failure need to be to allow enough gas out to cause significant odor?
