Thank you for reading through my post and apologies if this has been discussed or asked before.
I want to do a side rear extension to a terraced house under PD. I was told by the local authority to submit a prior notification to make sure if there are any issues. So done some basic plans to show what I want and submitted.
Request for a determination as to whether prior approval is required under Part 1 Class A of
the Town and Country Planning (General Permitted Development) Order 2015 - Single
storey rear extension. Depth 6m, Maximum height of extension 3m, Height to eaves 2.3m
Few days later got an email to say my application has been refused for the following reason:
The proposal as shown on the plans, by reason of projecting beyond an original flank
wall and being greater than half of the width of the original dwelling, fails to meet the
criteria set out within Class A of Part 1 of Schedule 2 of the General Permitted
Development Order 2015 (as amended).
I would very much appreciate if anyone can advise me on the following
1. Shall I go for full planning permission with a pre-app?
2. Is this something which Local Authority tend to approve or am I wasting my time
3. Any other way I should proceed
