Single storey corner plot extenion!!

Hi All,

I know this is a topic that has been covered previously, and that it would be near impossible for anyone to give a set in stone answer, but i'm looking for advise really.

I am looking to move my family to a nicer are and next to the "best school" and have found a house that I would like to put an offer on. However, the house is slightly smaller so I would need to put a side extension on for a utility room and small office for me. All in all we would be looking at around 2.5m x 4.5m.

Issue is, the house is on a bend (not junction) so there may be issues with the site line. That said, I wouldn't extend right to the front, and it would taper in to allow a better visual around the bend. I have attached an image of the house and available land.

Does anyone have any advice they can give on this, and if they think it would be possible to do this? Also, this size of build wouldn't ordinarilly require planning permission, but given the corner plot, does this change things?

This would require planning permission as that side faces a highway. Though I would expect permission would be granted if set back. Avoid tapering if possible to keep the rooms practical and the build as simple as possible.

Thanks very much for your input. Just had the builder price it up so will go ahead and make my offer. Had another look around the area and there are three other simillar properties with the same kind of extension, so pretty optimistic permision would be granted.
 
Let's hope there's no main sewer beneath, eh?

Or the builder has priced for piling.
