I have an extension to my house which is around 6 years old.
The top row of the brick work has a soldier course in engineering brick which in the past year has formed a very small gap (see photos) and when it rains the water seems to come out of the gap.
Last year - to my surprise - when I drilled a hole in the brick work, to put up a bracket, water came out of the hole.
The other side has lead flashing
There is no sign of damp inside the house.
