Structural engineer requested by mortgage lender. How cooked am I

Hi everyone,

Been recommended this site by my awesome electrician haha!

In the process of buying a property in Manchester and the lender is requesting a structural engineer report regarding the roof trusses being cut to make way for a skylight installed approx 5 years ago

1) how cooked am I? Lol
2) will bracing ensure it’s structurally sound? How much can I expect to pay for bracing
3) any recommendations for a structural engineer in the Manchester area please

P.S no there is no calcs or sign off for this don’t shoot me I’m just the buyer

The best thing to do is to contact a few local SEs , send them these photos and ask for quotes.

Random internet advice is rarely helpful in these situations

And get quotes for repairs and have all costs deducted from the house purchase due to the diy sky light.

Such a contrast between the views! It looks great from below, and utterly awful from above.

Note the ecological re-purposing of the butchered offcuts.

It's probably not world-ending, and should be salvageable with some extra bracing and proper joints. But definitely get a proper report on it. You'll probably end up knocking a couple of grand off your offer, which they may not agree, so the outcome may be that you don't buy it - unless you already think it's a bargain?

My biggest worry would be what other surprises await you? Have they done other work on the place? If so it may be equally terrible. It looks like they had great ambition and confidence, but no knowledge or caution.

Ultimately whether the lender agrees is one thing, but you should also be thinking about whether you think it's a good idea to buy it, or perhaps a prompt to think again. Have another look around, see what else is out there. You'll lose some legal costs, but that's normal with house-buying.
