Hey guys,
wondered if you could give me a little advice - had a valuation survey done by mortgage company and it has stated that tests should be done to all service installations before exchange of contracts.

does this mean that the electrics etc are in a poor condition and who could i get to test such installations????

No, it means that the cheap "survey" you have had doesn't actually include looking at anything. They are coverering themselves by saying you can't blame them if there is anything wrong with the house.
 
You’re stuck with the valuation survey if you need a mortgage but I was badly let down by the full survey I commissioned on the last, older house we bought. In my case it was a total waste of money to the point where I got most of it back, frankly I won't bother again!

It's a standard statement that basically opens the door to for other surveyors to inspect practically every service installed in the house – electrics, plumbing, CH etc., they are just covering themselves!

It means that you should get them tested, as the surveyor is not qualified (nor expected) to do specialist testing as part of a valuation survey which takes 15 minutes.

You won't know their condition untill tested. You can get any suitably qualified person to test them and provide you with a report. Then you will know how much (if any) work needs to be done to the installations , and adjust your offer accordingly
