The Build cost guestimate game

I know this is always difficult. But what's your best guess on how much it cost for this extension.

Extending above the garage (footings all ok to support)

House on the left is original, house on the right has extension over the garage (the houses are mirrors of each other) . I'm talking building cost (walls and roof essentially).

I really have no idea, and was looking to get one . I'm not sure how complex the roof would be, as it's currently a 4 way pitch.

PS. This isn;t my house, but the same design. Otherwise i'd just ask my neighbour

I had "guesstimated" around 50k to complete it . It's not something i am looking at in the short term, as we've just bought it, but i alwasy like to know the options.

That's what i was guesstimating. 30k ish for the shell, and 50k finished with master and en-suite.

Top end budget, VAT inclusive of off a photo for finished job ready to move in.. So many unknowns. never give a budget where your quote may come in dearer
