Building work cost's.

Hi all, just moved house trying to work some sort of budget plus don't want to get ripped off either. So lads my questions are what would it cost approx to take wall out, support and make good, single skin about 10' to 12' and would it only have to have building regs, but there is an existing loft conversion above or would this mean an architect. Secondly want new garage in brickwork, with pitched roof, up and over door, what would be price of a single and a double one, not sure if can afford a double. Your thoughts appreciated and I know any prices are guestimate. Thanks for your time.

The wall removal including sheeting up, propping, fitting the steel, boxing-in the steel, making good the wall and floor and removing spoil could be done for less than £1000.

A lot will depend upon propping, access, floor levels between rooms, moving any radiators and plug sockets etc.

You will also need to factor in the possibility of new electrics and heating, structural engineers fees and building control fees.

A single garage can be built for £7500 and double for a double.
