Tile Sealer

I have a property I rent out and am just trying to freshen it up. In the kitchen there are black ceramic matt tile what look good when cleaned but do not stay clean for long. I am thinking of re grouting them and sealing them with a ceramic tile gloss sealer.

I want to know are these any good and does the seal last long ?

Any problems I may encounter ?

Also are the grout pens any good ?
