Hi all
I am seeking some advice on whether I require building regulations approval for my proposed extension. Essentially this is a very small addition approx 7.5 sqm.
It will be timber framed and built on a concrete base. As this is being built in an infill space, 2 of the walls will be solid - one is the side of the house and the other will be inside the boundary wall. The roof will will have a large Velux skylight and the front wall to the garden will be fully glazed. My question is whether this can be classified as a conservatory extension and therefore be exempt from building regulations as the exact definition of what constitutes a conservatory is not clear. Is there a minimum percentage of glazing required? I should add that I have already obtained a certificate of lawfulness for this project. Any advice welcome. Thanks
