I had a builder make a. Start on a timber framed extension shell I’m having render board and render the builders disappeared after I found out the base was not properly done and kept calling him back for leaks. I’ve removed render boards and there’s no flashing round windows or drip tray etc I’m unsure of what to use above the window to protect the window from above I’ve seen alsorts ie z flashing I’m stuck on what to do I can’t afford to get another builder in so have to myself any ideas would be a great help

Why is that frame so far back? It needs to come forward and the cill needs a drip past the finished render.

The cavity should be ventilated too.

With the boards off you are in a good spot to fix it right. Above each window fit a head flashing, a z bar or an angled aluminium trim, lapped back into the breather membrane and dressed out past the finished render so it throws water clear. As ^woody^ said the cill needs a proper drip beyond the render too, because water will track back in otherwise. Shingle everything so it sheds downwards and do not rely on sealant alone, that always fails first.

Yeah I know the windows been moved foward now , the. Clown who did it has stitched me right up so I’m trying to sort it out . I’ve moved the window foward, originally it was cladded all the way up with the boards and he wasn’t going to ventilate it, the fascia’s almost flush with where finished renders going to be so I’m a bit screwed at the moment on ways to sort it I’ve heard through the grapevine he’s sick to death of always going back on jobs , but he was doing 4 hour days and billing a full day which wouldn’t be so bad if it was done correctly
