Time frame for electrical inspection in scotland

Hi brother lives in ex council 4 in a block flat upstairs, now council bought back downstairs flat and she had their electrician at the door saying that downstairs has to have a full rewire and as the incoming is shared she might need a rewire as well, so she is now worried. Can I ask when you should have an inspection and or a rewire if over a certain age ?

The rules for rented changes England Scotland and Wales, not sure about Ulster, but all use the same BS 7671 rules book so if not rented every 10 years is recommended time.

As to rewire age, before 1966 we did not need an earth to lights, and were using rubber cable, so likely properties built before 1966 will need a rewire. After that date if it was compliant when installed there will be little requiring a change.

Adding RCD and SPD protection is a good idea, but that likely only involves a consumer unit change not a full rewire.

Rental properties are controlled by that many rules and regulations which change depending on location I would say only option is an internet hunt.

Sorry it was bought from council 30 years back just meant it was built as a council 4 in a block flats with own front door and around 25 years back had a new CU fitted
