Top opener 'whirring' noise

Bought a new ground floor flat and have noticed a 'whirring' / vibrating sound coming from bedroom top opener in closed position. This disappears when we open the window or the front door adjacent the bedroom entrance door ?????????????

Any suggestions ????

rubber seals letting air passed causing noise[harmonics]!!!!

try taking a sheet of paper position between the inner rubber seal and inner edge of the window frame at several point
the paper should need a reasonable pull to come out

if it comes out easily either the rubbers not filling the gap or the window isnt fully shut
