Tree removal - can I leave the stump?

We love the tree but unfortunately it is too large a tree in too small a garden and in close proximity of 2 properties (ours and our neighbours). It being old Victorian houses with relatively shallow foundations we do not want to take a risk and therefore have decided to take the tree down but then replace it with 2-3 trees that are more suited for small areas (RHS has good guidance on this). Putting in root barriers is not a viable option because of the cost, disruption, possible complications and neighbour involvement.

The idea to leave the stump as it is actually for aesthetics purposes. We would like to use it as a flat surface to keep the bird feeder usually and as a small table top when we have a party in the garden. The fact that it might cost less is definitely important but it is not the only reason.

The £650 quote included everything that you mention.
 
@TerryMI5 - Which chainsaw did you buy?

Do the other forum members have any budget chainsaw recommendations?
