Typical lifespan of concrete render and lead flashing?

Hello all,

At the front of my house I have a flat-roofed porch, which had a new felt roof fitted about a year ago. But I am now seeing slight leakage at the junction between the porch and the main building, which is covered with rendered concrete.

The roofer who fitted the new felt roof did point out at the time that there were cracks in the render, which might allow water to leak behind the flashing, which itself looks like its seen better days. Our original Homebuyer's Report also picked up on the render cracks, so this wasn't a big surprise.

My question is, given that the house was built ~1970, is it time to consider just getting the render and flashing replaced? Is ~44 years a reasonable innings?! I'm reluctant to start messing about with small repairs, given the age of it all...

Take a look in the Rendering & Flashing album - you can see the general flashing condition in the two pics over the porch, plus a tiny crack is visible. The pic over the window isn't a problem area, but I include it because there is a larger crack here, so you can gauge the condition of the render.

Just renew the lead apron! done properly the render will make no difference.
