unsure what the finish will be... Replace kitchen timber floor with.... ?

Due to issues its hard to explain, the kitchen timber floor has to come up and be replaced. It cant be over boarded.

We're not sure of the finish - laminate or tiled, probably with underfloor heating.

How would others do this floor? Ply / chipboard, combination of both, leveling compound on top?

Is this in an empty of units kitchen or a furnished kitchen?
Is the existing FFL the same height as the dining room FFL?
 
Kitchen is essentially gutted, just some temporary bits in there - sink / cooker.

The floor level is pretty much the same everywhere. The problem with the floor is due to a structural issue (now resolved) the levels are out. It's had an addition and the joists have dropped on one side.

I'm taking the entire floor and joists and replacing with full length joists and flooring so can do anything I want

make yourself full scale section drawings of the floor trying out tile or laminate as the finished floor, and with or without UFH. the FFL of each section must be level with the next room. the section you choose will allow you to set the joists at the correct height.

T&G OSB is fine so is cdx T&G ply as a backing for tile or laminate.
UFH depends on so many things that maybe one of the floor people on here will help you.
Sub-floor through ventilation is needed.
