Hello,

Please could I get some thoughts on how concerning this wall crack should be? It's in a rendered wall in an older house that was fully renovated about 10 years ago, between a downstairs window lintel and the base of an upstairs window. It's small enough and probably only hairline but stands out as very obvious when you look at the wall.

Would you think this has the signs of a settlement/thermal crack as opposed to anything more serious? It looks like it probably follows the mortar line rather than going through underlying bricks but would this put you off buying it, or just cosmetic that could probably be raked out and hidden/repainted?

I will obviously get professional advice, but given they don't have time to monitor it at survey, I guess they only do a visual best guess - so i'd appreciate any advice!

More weight to the left of window than under the window.
No force pushing down through upstairs window.
If ground swells or dries this cauaes a difference in movement from the weight or lack of weight. You get a crank.

If that makes sense.
Fill and paint. Just keep an eye on it

Thanks that's really helpful - so nothing is obviously indicative of subsidence evidence from this crack? Not an immediate red flag to run away from buying?

I'd say no. I'm not a structural expert though.
You can get it looked at but I'll guess they will say normal settlement/movement. You need to look internally for cracks.
If you're buying then get a survey done and a price to sort.
