Hello, I've had some quotes for quite a big roof for an extension. No sign of a warranty on the quotes. Is that normal, Should I ask if they can add one for an extra cost, will it make a difference if I come to ask the house? Cheers.

The question is what would a warranty look like... any warranty will just cover poor workmanship, damage to the roof will be covered by insurance. So if its poor work which you will probably never see the result of for a few years how do you ensure that all work is up to standard when you have no experience of roofing. Then how do you make a warranty claim eg... my roofs leaking, roofing company - storm damage see your insurer...

Answer - employ a surveyor to oversee the construction and choose a company that will work with your surveyor. Get it right first time and there is no need for any Micky mouse warranty that will probably never pay out.

So they're not worth the paper theyre printed on. Fair enough. Cheers

You're better off carefully researching the roofing company before taking them on. Put your effort into finding a good one, rather than finding one that offers a warranty (which in practice probably won't be worth having).

Thanks. Don't know if it's the same everywhere but these days you're lucky for them to show up and if they do you probably will never hear from them again.
As it happens someone's meant to be having a look and he reckons he does the carpentry and tiles etc. I'm not sure if that means he's going to be very good or very bad. Cheers

I remember when I was seeking quotes for a re-roof, one of the criteria I had was 'do you offer an insurance backed guarantee?' One or two said they offered a guarantee although not insurance backed, one or two didn't answer that part at all, and I think one said 'yes, however it'll cost you more.' It was really more of the cherry on the top for me i.e. not an absolute prerequisite to who I chose. I ended up going with an established local company, decent reviews, members of one or two pro bodies and listed on our council trusted trader.

Just out of interest, here's a broker who offer these guarantees to roofers, gives an idea how they're promoted to those in the industry. It would be interesting to know how many established decent roofers actually offer these.

Thanks. I wouldn't mind paying a bit extra for an insurance but mainly because I assume it's easier to sell the house. Cheers
