It seems like water is leaking from the bath tap under the base where it sits on the bath (the seal). What causes this? How do I fix it please??

It's unlikely to be leaking from the base of the tap - more likely that it is either dribbling back along the underside of the spout or leaking past the spindle - you havn't said what type of tap it is but at a guess you either need to change the tap washer(s) or the ceramic discs

We had this problem in our "new" bathroom. My husband loosed the tap from underneath, put sealant around the stem of the tap and pushed it back in a tightened it up again and it has been fine.
