Water marks in bedroom wall

Good morning! Thank you for all your previous responses. Just to give an update i had to have a new roof in March, as it was over 25 years old and in a bad state in places, especially above the pine end and the bedroom where i have the watermarks. I have keot the dehumidifier going continuously to ensure that all the water is out of the wall. The reading is showing 30% and was looking okay until recently, where after a spell of heavy rain the water mark is looking slightly darker again. So new roof has been on 7 weeks, the gutters have been checked although not replaced, could it be the pebbledash that is the issue? As far as i can see there no visual cracks in the dash but it is over my neighbour's side so nit the easiest to view. Many thanks in advance Jan
 
Not condensation if the humidity is 30%.

Have you looked outside when it's raining heavily? I've found all sorts of answers by doing this, anything could be happening.

We have a gutter that's OK but is over-capacity. It's OK in light rain, it overflows in heavy rain as it's just taking too much.
 
If the water stain does not move or dry out, then it smore likely condensation, and the area pf plaster may need replacing. If it recedes and expands, then its water penetration.

Check the bottom fitting on the downpipe to see it water is escaping, but it may more likely be an issue with how the rough cast render projects past the smooth render and may be allowing rain to creep back into the wall and not drip off it.

There is also a dark stain on the side elevation near the corner. Check all the render in that location.
