Water on top of dpc?

Hi everyone,

I’ve had bifolds fitted recently and noticed today that there is water coming through at the bottom left and is below and above the dpc. Is this normal?

I intend on filling the gap later as the new floor is going down tomorrow.

What should I do? I don’t want to have damp issues in the long run

If the dpc pokes out beyond the frame externally, then its not surprising.

Do you not have a cill projection externally?

Externally the bottom needs to be siliconed to sealed fully -make sure the bottom track drainage is coming out and not causing the problem.

I wonder if the dpc could be turned upwards before your floor goes down -not a solution if water is getting under the dpc though.

You need to sort out before your floor goes down.

Hi Notch7,

There is no cill externally, just a threshold and dpc on top.

I contacted the fitter and he thinks there’s a small hole in the silicone just and not to worry about it and to go ahead and fill in the gap.

I’ll try and show an external pic

it looks like it needs sealing externally better, poss sides and bottom.

driving rain finds the smallest hole!
 
That's a crap install. Where is the cill, or are you having a level threshold?
 
Flip! Going to landscape the patio and have it slope up to the doors
with no cill, you need a threshold drain / slot drain aco etc do them

Im not sure having the doors fitted to the inside skin is good idea -if thats what has happened

I’ll try and get it sealed better and make sure the drainage is done properly.
 
This leads me to my next question, due to the damp what’s the best way for me to fill the gap inside?

Abit of dpc and fill it up with cement?

If that's the case then the original question is void as the dpc is way below ground level.

The issue then becomes whether the detail is correct and if damp is going to be prevented from bridging the wall before ground level.

I still intend on staying under the house’s original dpc
 
What DPC are you referring to in the OP - there seems to be two in the picture.

In the original picture the dpc is directly under the door frame and on top on the concrete head/lintel. That’s the dpc that had the water on it and under it
