Waterproofing XPS panels in shower area

With regard to picture 1 (attached), should I seal the hole in the XPS board with neutral sealant before placing the pipe sleeve over the top and then tanking it, or is the idea that the rubber sleeve will act as waterproofing anyway, once the pipe collar has been sealed against the board using tanking compound? I assume that you don’t use sealant underneath the sleeve, as that will fix the pipes in place and I guess there should remain some slack there, hence the rubber membrane!?

On a not-unrelated note and with regard to picture 2, the waterproofing membrane I have is 120 mm wide, which seems excessive to cover the screws and plates. I wonder whether I should trim it down to size or whether that would compromise the waterproofing function of the tape? Perhaps there is smaller tape out there for this job?
