I have a 1907 4 bedroom detached property with a clay tile roof. There are lots of missing tiles. Do you think the roof is repairable? Opinions welcome.
Most rooves are repairable in the right hands if the timbers below are in fair condition. Clay tiles of all ages can be found in reclamation yards. Tired nail fixings (loose & rusting) are the main cause of slipped tiles and with a roof of 118yrs, I would expect to find many such nails.
The tiles look suspiciously like machine made fellas which spall badly.
The tile battens and/or fixings (or both) appear to be shot.
The roof looks tired. You will spend thousands trying to keep that roof up to snuff.
I sympathise though because it's an expensive roof to replace.
As the previous guys said the tiles are spalling and will be very brittle.
Even access to the broken tiles breaks more as they are so fragile.
You can literally replace hundreds and be back again next year in the same position.
