What to do with a second garage

My elderly father has a second garage which is no longer used.

I am clearing it out now and will give the door a coat of paint.

I am in a bit of a quandary though ..

The garage is double width, with the up and over door about 3500mm wide. The door and the whole mechanism is really in need of replacement.

Further moe the roofing felt isn't looking too good. I have just sealed the rear with flashband and overpainted it with Thomsons Roof Seal.

Further furthermore ... there seems to be some subsidence ... we are in an old mining area, meaning the left hand pillar is moving outwards. It's only about 30mm out of plumb and this has taken place over a number of years.

I am not sure whether just to try and sell it as it is ..

or try and get everything fixed, then maybe rent it out.

I realise, in the short term, option 1 would be better, sell it, get a few £'s and say 'au revoir' but maybe long term, having a double garage may prove valuable.

Any advice would be appreciated.
