what type of planning permission do i need.......

I am planning on building a small bungalow type building in the back of my garden, this is for my sister and her boyfreind to move into, im sure what to class it as when submitting my application for planning.

Its not attached to the house, so assuming its not classed as an extension, and its not an outbuilding as its going to be lived in.

so what do i class it as?

If you want a house that you can sell later then it's a full planning application for a dwelling. If you want something to live in that can't be sold without the main house then it's a residential annexe.
