Which sealant??

Hey all,

Sorry if this is an old topic but I couldn't find the answer by doing a search.

I'm a decorator and regularly come across jobs where I need to remove the existing sealant around uPVC windows and doors because it has been applied over existing wallpaper. The removal and application of new is easy enough, but my question is:

What type of sealant do window fitters use; high or low modulus silicone, general purpose or some other??

The reason I ask is because, whatever I seem to use, it doesn't cure to the same rubbery consistency as what was already there or it starts to peel away after a few months.

I can use decorators caulk, but this obviously needs painting and doesn't give the same neat looking seal as a silicone.

Any advice that will allow me to leave a job confident it will last for years will be greatly appreciated. :)

If its sealed with silicone then generally i use low mod but areas that are wallpapered or emulsioned i will always use caulk and possibly even masking tape the window, with a damp sponge you'll get a perfect finish that can be painted as you know or just wallpapered over.

Bathrooms and kitchens again i'd use low mod but with an anti-fungal additive
