Hey all,

Looking to buy a property and we've just had the Level 2 survey back and it tells us that due to the property being built in 1983, there may not be any lintels in place above the windows and doors. There is a current crack in the rendering above a rear window and all windows also need replacing as they apparently don't comply with current building regulations in regards to adequate escape in the case of a fire.

Can anybody advise me on whether this is concerning at all? The cost of replacing windows was expected before receiving the survey, but I've never had lintels installed before and I'm clueless on what the fire escape regulations will change? Will that make it more expensive? Do they need to move windows?

Any help appreciated thank you.

I would have thought lintels would have been fitted, if needed, even in 1983 so I don't know why a surveyer should say that. As far as I am aware the windows need to have at least one opening section that you can get through in the event of a fire. Some pics of the cracks and windows might help people advise more

Oh really? Okay, thank you. These were the pictures provided, when they mentioned the crack and the fire safety issue with the windows.

The crack does not look like anything to be concerned about, probably easy to repair and redecorate. The windows would be best discussed with who ever you get tro replace them about what alternatives are available. Windows with side openings or tilt and turn would overcome the fire safety issues but there may be more options nowadays.
