Hey all,
Looking to buy a property and we've just had the Level 2 survey back and it tells us that due to the property being built in 1983, there may not be any lintels in place above the windows and doors. There is a current crack in the rendering above a rear window and all windows also need replacing as they apparently don't comply with current building regulations in regards to adequate escape in the case of a fire.
Can anybody advise me on whether this is concerning at all? The cost of replacing windows was expected before receiving the survey, but I've never had lintels installed before and I'm clueless on what the fire escape regulations will change? Will that make it more expensive? Do they need to move windows?
Any help appreciated thank you.
