Hi all, I have a small pitched roof in a bit of a mess. I've been advised by 3/4 roofers that the tiles fitted are for a min 35 degree roof where the pitch is actually 20 deg which is cause wind driven rain under the tiles, and is leaking.

They have all quoted for a complete replacement with new tiles made for the pitch. My question is, is there a way to just replace the tiles if the felt and lathes are in OK condition. I'm guessing it would be a new flashing kit for the window.

The extension is only 4 years old so hoping the underside materials will all be OK. Can that be the case if there's a leak or does that point to an underlying issue with the felt etc?

Not sure how to reorientate the image. Forgot to say down pipe has already been routed directly into gutter

I suspect the problem is that none of the tiles are actually flat, not the pitch.

The membrane would normally be a second line of defence against water penetration, so if the roof is leaking you may want to check the detailing at edges and upstands too.

When you say detailing do you mean flashing? There's no soakers on the edge where it's leaked, if I retile and fit those could that help

The detailing is around the perimeter and roof window, which are the common areas for water penetration.

If the leaking is at edge and because of no soakers, then that's your problem and the roofers should have told you that and quoted for that - not quoted for extra unrelated work to correct a problem that does not exist.

Sorry its my bad, there are soakers fitted, just had a proper look. Just had another quote and he's saying the felt doesn't have a return at the top under the bedroom window and thinks water is getting underneath in heavy rain. Flashing etc all looks OK
