Yet another venting question

We are having problems with foul smell in our toilet.

The smell is only inside the pan.
If the lid is shut you can hardly smell anything.

I have replaced the elbow fitting and I am sure that this is 100% airtight.
The soil pipe is just connect to the sewer with the elbow.

There is no vent or soil stack on the property.
It is an old terrace and the bathroom is a 30 year old extension at the rear.
I've fitted a 40mm durgo to the top of the elbow to see if this will help.

My next door neighbour has a soil stack and he connects to the same drain as me. The connection for the two properties is about 4 meters from my toilet.

Is the soil stack on his property enough to vent my mine?

I still cannot understand how we are getting smells inside the bowl when the trap is always full and we don't have a syphoning problem?

Is this looking like a faulty toilet pan?
