Extension Regulations Interpretation

Hi Guys, I am planning to extend my house at the back and have few clarifications.


As per the picture attached how much back can go for both A (wall) and B(wall).

My understanding is that I can extend 3m as per the Oct 2008 regulations but the question is : 3m from where ? A or B ??

Then can I extend A to match B(+3m) in a straight line ??

Has anyone here have an experience of plans of this shape of property ??
 
Hmm I see what you're saying, your extension will end up being around 4.5m in depth or thereabouts. I suspect a phonecall to the Planning department will be in order. Don't be intimidated talking to the planners, they're usually fairly helpful, ask to speak to the duty planning officer if you ring.

I have spoken to one lady there (duty planner) and their interpretation of the guidance look wrong. They haven't had anything like this since the new regulation in Oct 2008

What she was saying was, I can extend B+3m and A to match match existing B (un-extended). My architect says council is adding its own interpretation to the new rule.

Actually, I feel council talking rubbish. Worse come worse A+3 and B+3 should be permitted development.

What do you reckon ??

I am trying to look for GDP 2008 doc but cannot locate a definitive source. Can anyone please help ??

However as this is your lucky day you need to need to refer to this document from the Planning Portal (which is about as official as you can get) http://www.planningportal.gov.uk/uploads/clg-pd-faq.pdf page 5 A1(e) and (f) so you are right with A+3 and B+3. Give your Architect a kick in the Nads for not spending five minutes on Google to find it himself! :rolleyes:

Sorry, I should have been more clear.

Thee is no page as "http://www.planningportal.gov.uk/uploads/".

Just wanted to see what other docs are available, pardon my lack of skill but i still cannot find that document with in the planning portal. Off course, i can open the doc, and read it (thanks to you again). But actually I am after similar docs that may help me. Does that make sense ??

Edit are you saying they require you to apply for permission if you go with your option 1?

So you are saying they have asked you to apply if add 3m onto A and add 3m onto B. If thats the case I'm afraid I do not know, you will need to try and get to the bottom of it when you meet with them. If you consider you are hitting brick wall ask to speak with someone more senior.

Unfortunately as you are finding out PD is sometimes down to the interpretation of a particular officer that you speak to, I too have found mixed messages from certain officers however as PD rights are designed to be simple when you have someting slightly out of the ordinary like yourself it can complicate matters. That bit doesn't help much but as PD is relatively new it will take some time before the rights are explored and understood by all fully.
