Hi there folks can you help please, some guys are round the estate just now doing roughcasting, seems like a good job they are doing but then iam not a builder, he asked if i wanted mine done so asked for a price £2.500/£2.800 for 3bed semi is this ok? they charge £1,800 for mid terrace. I also pointed out that some of the old stuff on the walls is bossed and he said that they would chip this out and refill before they roughcast the rest, what should i look out for when or/ if i decide to get it done, thanks

The price seems very reasonable, but check if this price includes all,, scaffolding, materials, + VAT if applicable,, and is the work gauranteed. It's always handy to get it in writing too if you can. Get someone who knows what they are looking at, to give their opinion on the quality of the finished work being carried out locally. If you do decide to go ahead, tell/show the "roughcasters" the bossed/bad areas of roughcast that need replacing,,,, ask if the window and door reveals will be re-rendered too,,,,, let them think you know what you're talking about, and what you're looking for..... When the job goes ahead, they should cut out all the bossed/loose areas of r/cast, treat and then scratch coat those areas back out to the original level. The patching s/coat would be done the day before and allowed to set... Next day, or so,, the walls would then be roughcasted over the original... This is a very sound and popular way to roughcast, and will give your house a brand new look,,, but go and ask a neighbour or two if they have any complaints with their finished job,, and are they happy with the overall result,,, because you're thinking of getting yours done too...... You could also get a couple of quotes from local roughcasting contractors, just to compare all the prices,,,, you can't be too careful.

just to add to r/casters advice...always good practise to pressure wash existing roughcast then using a stabilising and fungicidal wash to treat before applying a scratchcoat.
the process used would be dependent on the materials used ie polymers or traditional sand and cement.
roughcast chips differ in price as well, from approx £4 to £7 a bag, depending on your choice of chip.
 
thanks for the replies lads, had a look at some of the work they have done so far, couple of things not sure if they are right , on the front of the house there is a space between the top window and bottom which is like tongue and groove timber panels which fit inside the reveals, they have fitted insulation in this space and then roughcast over this to make it flush with the rest of the wall but it means that the window ledge is now flush with the wall so the rain will run down the wall rather than dropping off the ledge as there is no overhang? also they have taken the roughcat right into the reveals instead of leaving them smooth? is this right. As regards the gaurantee i did ask what kind of gaurantee you get and he just said you will never have to do it again it would be ok, Hmmm. Oh and the price does include the scaff and there is no vat cash price only
 
i wouldnt touch them!!!

bringing the cast level with the cill is a no no....new cills with larger projections would be needed.
casting into the window rebates/ingoes is ok! just a matter of preferance.

No guarantee! no vat, cash job, no questions asked, no recourse..
shop around for a local firm you will probably get it cheaper as well.
make sure the building is pressure washed and fungicidal washed before any render work is done, otherwise it will be more prone to blowing off.
 
I second what Alastair said in his post. You pays your money and takes your choice/chance with this type of trader. I would shop around and use a local company...... As regards to the reveals being roughcasted rather than rendered,,, it is a preference to each tradesman, but it's also quicker to do it that way, than to render them... I prefer sponge finished rendered reveals/soffits, (which are more popular), as I think they look a lot neater, and give a nice contrast,, but as Ally said, each to their own. :wink:

Thanks very much for the advice lads looks like a no goer they wont be getting my hard earned money. One other thing they put a expansion joint down the middle of a gable end on one house i asked why they did this and he said it was too big to do the whole gable and that it was in case of movement? a mate of mine said they do that on new builds where the brickwork has a groove in and it was not needed on an older house that did not have this type of brick. By the way Alastair you dont fancy a wee trip up to Glasgow do ya :)

The beading would have been more to suit theselves on this one. It makes a big gable end/large area more managable to roughcast. I think it spoils the look.. It's different if it is built with movement joints,,,,, you've no choice,,, you have to have the joints beaded and filled. Not too bad if the mastic colour, or bead flexi strip matches,, but IMO, it still spoils the look.

yup roughcaster.............also makes me wonder what size of gable we are talking about here.
normaly we would only split an elevation if we were dealing with a 2 storey or over, that is of course if manpower allows.
 
A good going 2 and 1 squad Ally, should have no problem seeing off a normal gable as you said. A couple of batches made up first, another in the mixer (belle), the boards/barrows filled up,, chips ready,,,not a cloud in the sky,,,, and away you go. :wink:
