conservatory instead of extension plaaning query?

I have had planning approved for a side extension to my property but am considering a conservatory instead(cost, time etc..). I was advised to check with the planning office whether or not i need to adjust the drawings to suit. The conservatory will be slightly smaller than what the extension would be but the roofline at the highest point will be roughly 4.1m from external floor level.Can anyone advise whether or not the planning office need to be notified of these changes.Thanks

If in doubt, ask

Do not proceed on the basis that the conservatory may be slightly smaller than what you had planning approval for. You may open yourself up to enforcement action if what you're building is not in accordance with the approved drawings. Save time now and sort it out prior to commencing on site.

An extension will have a completely different impact to a conservatory, and so even if the footprint is the same, this does not mean that the planners will (or would have) granted permission for one or the other

You are not building in accordance with the planning permission, and so you need to get your permission amended, or get a new permission for the work

A conservatory is a temporary building so within limits (talk to your planning dept for the limits) it does not need planning permission.

Note - One of the requirements for it to be a conservatory is that it has an external door to the between it and the house, not a gap. Are you really thingking about a conservatory or a glass extention?

What poor and inaccurate advice you have just given! I would suggest you check such statements before advising!

Conservatories follow the same guidelines as extensions when it comes to planning. The rules are slightly different under Building Reg's in which some conservatories are exempt and one of these factors is if the door between the house and the conservatory is retained.

Thanks for all the advice. The one i'm planning does actually fall within the permitted development criteria. Although because of my sloping drive the ridge will be around 100mm higher than the permitted 4m at the back of the house which can't be seen. Do you think this would be ok.

Speak to your LPA as they're the ones who would have the final say anyway. Have it officially confirmed now to save problems in the future.
