My builder having done a runner has left me in rather a pickle!
He has rendered below the DPC which he assured me was ok but having looked into I don't think is correct and neither does the BCO.

The first picture shows the original location of the DPC just above the engineering bricks.
I've laid decking all around the extension and most of it is now screwed down. What's the best thing to do to unbridge the DPC?

Thanks in advance

You need to hack it off to above the DPC.
Apart from that the builder looks to have done a first class job.

You have what can only be described as a pile of shoite and the only thing you are worried about is the rendering below dpc?

Is it pretty straight forward to put a bit of board along the decking and then just run a grinder along it or do I need to put on drip beads etc.? A little guidance would be appreciated.

Probably best to hack off well above DPC and then use a stop bead, or a batten fixed to wall to form an edge.
It should look good when it's rendered. Noseall will want a photo for his portfolio.

As there will then be a gap between the bottom of the bead and the decking where there will be bare block work do I need to coat that with bitumen to the level of the DPC?

iirc they do a bell drip beading.
think id also be a tad concerned on the gap between the joists for the deck?
mmm actually think id be looking at the deck full stop.

Do you mean hack off render to a certain height, fix the drip bead then re-render down to it?
When you say the gap between the joists - do you mean between the two in the second picture? If so there's an extra joist in there now!

good other wise it would be a bit springy.

ill let the plasterers tell you the best way of installing the bead.

Oh dear...

That's a scarily bad job!

If you look at the sides of the door, the course under the lintel & the next-but-one below on the right hand side, he's bonded the outer skin to the internal..

ps sorry for the gloomy reply.

I would take that back down!

Wonder what the foundations are like.

It's all very well slagging the standard of work off - but he was cheap as chips and probably sounded like he was talking backwards. If that's what the punter wants - that's what the punter gets.
