HELP NEEDED Immersion Boiler Dripping issues and concerns

the orange device is a water pump. If you follow the pipes you can work out where it comes from and where it goes to. Turn it off and see what happens. Maybe your shower will get weaker, or maybe the UFH will go cold, or maybe it will take longer to run a hot tap, especially if it's a long way from the cylinder.

How much has the meter reading gone up since your bill, and how many days is that?

did you take the meter reading on the day you took possession of the flat?

the label on the electricity meter appears to be dated 20/6/2007, so it can hardly be a new build.

See attached pick for UHL. The timer is embedded in the individual control know. Nothing to do with the Boilers.

basically i switched this off last night at 8. its only consumed 10 units uptil in the morning when i look at it at 12pm. I switched the boiler on at 10.30 then looked at it again and had a look at it again at 14:00 it consumed additional 7 units.

did you take the meter reading on the day you took possession of the flat?

Yes i did - The readings are correct no issues there.

Yes they were build in 2007
 
the orange pump is a secondary return to prevent cold dead legs in your hotwater & as you are all electric I'm guessing the underfloor heating is electric

Guys what's the best way to operate this boiler considering I don't have a timer. How long do I need to keep it switched in ?

Is it best to switch on the top button and the pump? Or the bottom button plus the pump?

The discharge pipe is worrying me as its constantly running and I m thinking its wasting water hence I may be paying?
 
the discharge pipe is running because:

a) the expansion vessel is faulty

b) the pressure relief valve is faulty

c) the pressure reducing valve is faulty

d) all of the above
 
Pump head needs to be on its side not facing down, it will prematurely burn out.
 
Until you have an off peak tarrif then you can use it any way you like.

I still suspect that there is a lot that we have not been told about this.

Your electric meter is a single on peak one. Depending on your lifestyle you could probably save with an off peak.

Do your neighbours have off peak tariffs?

I have signed up for the e7 electricity now British gas will be installing this? Is that what you mean ?
 
Hi All

Just had a engineer come over today, who said he a pressure valve needs replacing which should come in two days. HE did something to stop the water and its not leaking anymore.

Now the Electricity issue
There are only single meters installed on my floor so i am assuming everyone is on standard tarrif. The engineer even mentioned that you are suppose to leave it on and its efficient and top ups as required and shouldnt consume energy 24/7. My Bill that i recieved says otherwise. Now I had switched off all my Underfloor heaters when i came to this house and i will be very surprised if these were working in the background i didnt know.

Since Friday i have taken on regular intervals the meter readings after switching off my underfloor heating completely. These are as follows

a) Friday 8pm - 42156 ( found out about the bills so switched the heater off and shut down all underfloor heaters)

b) Saturday 42166 - ( 12:43pm)
c) Saturday 42171 - ( 14:26 )
d) Saturday 42177 - (22:42)
e) Sunday 42194 - ( 13:47) -- switched on heating from 8 till 1
f) Monday 42214 - ( 18:24) -- Switched on heating from 12-3pm.

I have switched it on again now to see how much jumps i gets in the readings.

CAn someone advise if the readings appear reasonable or far greater then you would expect?
 
If the pressure relief valve was running constantly then thats probably where all your kw went.

Yes it was running constantly. I am not surprised. I presume the heater was constantly working to top up the temperature as it was running....

So can i keep it switched on all the time ? the engineer suggested that most people just keep it like that and dont bother switching to off peak tarrifs as its supposed to be efficient in utilizing energy. I have checked with my neighbours as well and they are all on standard tarrifs and hence their meters are also standard meters not the dual day and night ones....

So i presume there is where all the energy went!!!

on a monthly basis what should be a normal usage in terms of units for electricity.
 
what you have to work out is, is it cheaper to keep your hot water store topped up, or to heat it completely from cold each day?

you have to factor in hot water usage and heat loss from the cylinder, but some meter reading day by day with different settings should make it clear.
 
Once you are on the right tariff, it is, of course, cheaper to heat it to full at the overnight cheap rate, then to stop. It is probably more than big enough to supply your hot water all day, but if necessary you can ocasionally top it up with the upper element

I am shocked that a flat with a big cylinder, and electric UFH, was not already on an E7-type tariff with overnight cheap rate.
