detached dormer bungalow Permitted Development

We're planning on buying a detached chalet style dormer bungalow and want to extend it under PD rules.
Basically it will have a 3m single storey extension across the ground floor which i believe is fully within PD rules.
We then want to add a rear dormer across the width of the rear and extend a small bedroom over the rear extension ... ie creating an L shaped dormer at the rear.
So effectively part of the rear extension is going to be 2 storey from the PD guidance I'm leaning towards thinking this is allowed as it would be within the following guidelines:

- Completely at the rear of the building
- Extends no more than 3 metres from the rear of the existing house
- Uses materials similar to the existing
- Is 7 metres from the rear boundary
- Does not extend above the existing ridge line

The total useable space in the building will not be increased by more than 50%

That would not be p.d. as the 2-storey part would be within 2m of the side boundary.

EDIT - or it might not - can't see from the pic.

No i believe the 2 storey part will be more than 2 metres from the boundary (there is full width driveway) ... I've attached a front view. If not then
we are talking cm's - thinking about it - i need to avoid building over the garage so the 2 storey extension would need to be inset slightly say - 20 - 30 cm's - will we be allowed to merge the ground floor part into the garage?

I think it would have to be flat to get the usable space - my 2 kids have currently both got double bedrooms in our current 4 bed semi and i don't want to unduly disadvantage them as I doubt we'll move again - the box room is just too small - if we just did a dormer across the full rear then it would still be tiny.
 
FWIW, it looks like PD to me. I think there are some technical issues with those staggered roofs, but presumably not insurmountable.
 
Looks like there's a step in the rear elevation?
I'm not sure I understand how you intend to extend tbh.

Also, I have found when extending bungalows that getting a flat roof eaves no higher than the existing eaves to be problematic ie you end up with a low ceiling height in the extension.
 
it would be nice to have a better photo, from about this position, but showing all of the back of the house.
 
I can confirm the ridgeline is ridiculously high - There are already 2 pretty good rooms up there - however little space for wardrobes due to the slope on both sides. Bedroom 2 is the room we want to extend over with to create a better sized room - we can steal room from bedroom 1 to increase the size of the upstairs bathroom (ie put a shower in it)

rear view courtesy of bing maps the fence line is straight all the way back but the garage is built at a weird angle ... i'll take that on board about not joining onto the garage - I take it I can get away with leaving a tiny gap between the two to satisfy the PD regs.
