Evening everyone

I'm currently planning to build a loglap outbuilding which will contain both a shed and a games room/escape from life room.
I'm just wondering does the 30m2 take into account the extra internal wall separating the shed and games room.
with the current base planned. if the internal wall is included in the floor area then im over by 30cm2, but if it excludes the wall separating the 2 rooms then it puts me under the limit (the wall is 124mm thick).

Could you please advise :)

Its hard enough to find confirmation that building regs is internal dimension.
 
Yeah, I've been looking over it. I was going to do an 8.2x4 meter build but I'm gonna lower that to a straight 8x4. with 75mm x 50mm studs on the outside plus 12mm ply it will bring it down to 29.94m2, Cutting close so might increase the wall depth to 100mm instead of 75mm to bring it down to 29.75, its not much but its enough that if building regs get involved it'll be in the all clear.
 
If it was me I would use featheredge not log lap.

Are you fitting 50 x 25 battens to the outside before your cladding?

why featheredge instead of log lap? I was considering featheredge but as I want to keep as much heat in as possible I decided on 22mm log lap with 50mm Kingspan.
Im assuming 25x50 battens for airflow?

I assumed this. I'm just planning it out now using blender to render it all visually. if my calculations are correct then it will be within permitted development and wont need building regs, cheers for the input @^woody^
