Rain water seeping through ceiling above French Doors in dining room

It's not coming through the top of the French Doors at all..it's above that in the ceiling. Any idea why / what's causing it?

It's where cavity trays are needed but not every house has them.
I'm guessing the above window is leaking water and it's running down cavity

So it was built badly? It's a Barratt's house from the mid 70s. Apparently yes the walls has gaps.
 
It wouldn’t need a cavity tray . The above window looks ropey.
and there should be a dpc sat above /over the lintel to divert water out which appears to have failed.

Alternatively it's coming down the cavity, which is a tray problem.

Well, if that's your opinion, it must be the cavity tray then. :rolleyes:

BTW, bricks are porous, so surface sealing does not stop water penetration at the frame head. Frames are set back for a reason, and yours is not.
 
About a year or so so yeah , new. Before were patio doors , i got rid of them because i thought they were causing a leak.
So you had the same problem with the patio doors? (that reveal getting soaked). Were they set forward in the wall as well? (Windows and doors look much better and keep the rain out far more effectively if set back in the wall)
