mould / damp

The moisture from drying clothes and cooking, can spread from other rooms, to condense on cooler surfaces. Especially, the steam from cooking, can rise up stairs, to find a cool surface to condense out upon.
thanks. I should have explained that this is a first floor, four in a block flat with its own staircase. But, point taken, it could come from other rooms in the flat. I was trying to work out whether this is condensation or damp penetration, any thoughts?

Hi everybody, I've been back to the property to take some photos. Behind this wall are the stairs leading up to my flat. So, if you can imagine the stairs going up from bottom left to top right. The door you see is the neighbour's ground floor flat. Any thoughts?

My friend has a couple of rental properties. She's had them at least 15 years. Both have very good long-term renters in them. Just recently, one of them had started to complain about a small patch of mould on one of the ceilings. The renter does ventilate the property, doesn’t dry clothes by hanging them indoors (it is a 60’s flat in a block) but she does use a condensing tumble drier. My friend is taking round a dehumidifier today to try to cure the problem. She says if a dehumidifier doesn’t clear the mould problem, she doesn’t know what to do so she said she'd have to tell them to leave. And then she'll sell it. She reckons that this has all sprung from the story in the news lately.

Your friend should know that a landlord is only responsible for structural dampness - ie a defect in the structure that needs repairing, and not the use of the property nor any improvement that would make the property better.
