Hi,

I'm about ready to contract a firm to put a vaulted roof with open ceiling on my small side return kitchen extension. The new roof would cover approximately 30m2 and have 3 roof windows.
The roofers would fit the ridge beam, rafters, felt, battening, tiles and windows and probably the soffit and guttering but leave out the internal insulation and plaster boarding for now.
I've been tentatively quoted around £1500 to £2000 for labour and a week to complete the work. I haven't been quoted for materials yet but maybe around 3k on top of that including windows?
Does this sound right?
Please find attached my plans and some pictures.

Many thanks in advance.

What sort of lintel is over the new opening?

On the plans it's 2 rafters bolted together with dog toothed washers.
I'm looking at changing it to either an RSJ or a steel flitch plate between the ridge beam rafters for extra strength?

I meant the lintel over the bi-fold doors?

I haven't ordered the windows yet.
If you do need to fit collars, be aware of the roof window positioning, relative to the collar ceiling. It's a juggling act, getting the window high enough from the eaves but lower than the collar ceiling, as they are positioned relative to batten increments.
