Hi,

We're thinking of having a small porch built with planning permission. It's just over a meter from the Hedge boundary line,
it's a semi detached.
Our next door adjoining neighbour's house is set back/staggered so the porch will probably be 3 meters from their front wall.
Anyone think this is likely to be knocked back or accepted? I don't really want to waste money
submitting plans if it's likely to be rejected? Images below. Google maps snip of view from above.

I spoke with a local architect who had lots of dealings with planning , so was able to advise of possible problems with planning .
Are you using an architect ?

I didn't think you needed planning permission for structures less than 3m x 3m as comes under Permitted Development.

Permission needed because it is less than two metres from the boundary. If it is otherwise within pd limits and the neighbours don’t object you should haves good chance of success.

As I understand it the restriction is only if it is within 2m of a boundary with a highway, a boundary with a neighbour is not an issue. I may have it wrong but that was my reading of the rules.

As Nick:

Di (d) Not permitted if "Any part of the structure would be within 2m of any boundaryof the curtilage of the dwelling house with a highway"

Fromyour description you're ok (subject to normal <3m high & <3sqm)

We'll probably need one though I was hoping to just buy some software to draw up the plans. Think I know a bloke who lives round the corner though.

Thanks for the replies. (y)

You can do the drawings by hand if necessary, provided they're to scale, such a job will not require any sophisticated drawings.
