Can a very shallow layer of soil blockage result in noticeable roof damage?

Have a buyer wanting a 9 k reduction based on a survey report. It seems they were told the substance used in the gutter was incorrect, damp staining in the roof space found and that there was timber damage in the roof structure, yet no evidence of this was found further in the survey and there was no photo evidence. They have not come back to me when I asked for evidence from either the omitted part of the survey or from questioning the surveyor.

Is this ridiculous? Its a recent roof. I went and cleaned it up and there was only a 1cm of dirt in the gutter.

Lol, you've got a full allotment up there!
As for the staining, can you see any? They wouldn't just make something up that wasn't there.
The 9k is a made up number, they are just trying to get a bit knocked off.
You can either accept, refuse, or counter offer.

She had a quote from some roofer to replace the adhesive on the roof and the damaged timber. However I see no damage. Id have to crawl up there to see if theres a problem, not that any staining is proof of any problem other than not cleaning the gutter enough, right?
 
When they come back to you, tell them its been cleaned and checked,and its all ok.

But clean it again so theat it is spotless.

We don't have the full picture, £9k off would be acceptable if you were in London or Bristol, even without the issues.
People always try to offer a bit less when house hunting.

I think surveyor was covering their ass, buyer still hasnt shown proof of damage, if there was a big problem photos should have been taken. In fact id be getting it repaired now if it was leaking obviously.

The staining in question could refer to the black mark at the bottom of the vertical wall, that would concern me to be honest, the render on that side would be subject to constant damp in the winter or during prolonged periods of rain.
It would be better to see the gutter detail going higher up that wall. There's nothing inherently wrong with the product used in terms of waterproofing, but if I was buying it I would also want to redo it.
Not to the tune of 9 grand though!

Thanks, was going to go with a 2.5k discount. The apparent damp staining was said to be in the roof space though (so is the other side), guess ill have to crawl in and take a photo. Am unhappy they arent sharing the 2nd half of the survey though which would have photos and more details presumably.
 
House buying and selling is all a game. The prices are made up and always too high; the buyer will always try it on to get any discount; the seller, the same.
It's all down to the negotiation or not. If you want it sold, you negotiate. They feel happy, you've got a sale. If not, just wait it out. You'll probably lose more as the price drops with it being 'stale' in the listings.
The 'actual' faults, if any, are just a red-herring.
