I'm going to be looking at build a wood framed garage, hopefully around 4mx6m.

using 2x4 for framing, tongue in groove osb. Epdm rubber roof and hopefully a electric shutter for the entrance. And a access door from the garden .

I need to do a concrete slab first so probably won't have time this year .

As the two sides will be more or less up to the boundaries I know it needs to be non combustible. I've seen on a youtube video it will be fine if it's clad in metal sheeting . Is this right?

Sounds like a (winter-time) nightmare condensation factory.

You will need to detail the method of fitting/fixing the sheeting so that air can travel up the back of the metal clad sheet.
 
The waterproof membrane would attach the osb. Then some batten on top of the waterproof membrane. Then the cladding is fixed to the batten

I'm more interested in if the metal cladding would be sufficient on the sides that will be closer than 1m to the boundary . To get past the non combustible building control
