Garden house dimensions maths check

Hi all,

Received quotation for brick and block flat roof build from a builder for 6M by 4M garden outbuilding. I work it out as external dimension of 24sq m. This is what agreed quote documents state.

The builder however got subcontractors for bricklaying. Must say they have done very tidy job.

However this morning when i measured the outer edge of brick to brick it measured 5.7 m x 3.7m. This makes area just over 21sq m.

The build spec has wood cladding in front. We did not agree to external insulation ( which now looks like potential solution). I have some builders remorse, as there was enought space to go 7m x 5m but i did not think it through. So now i do not want to lose internal space if miscalcuation has been made and internal wall insulation and plasterboard eats more space.

My builder is away until 10th dec.

Is the build dimensions off the project plan. Has subcontractors built outer brick leaf where insulation and block should be.

I'm afraid none of us can see your drawings so we're all a bit confused. If the drawings are clear and distinct, and the builders have built it too small, then you have grounds to complain.

Usually, if it is brick - cavity - block construction then the insulation should be positioned in the cavity and not on the outside wall

What's the actual complaint?

Who placed the foundations? Where are the centres of the foundation trenches?

If the foundations were set out for the original dimensions, then the walls must be built off centre?
If the foundations were not set out correctly and the walls are centred, then you can't blame the bricklayers.

What does 6mx4m mean. I presume this is external dimension. The agreement was to have cavity wall insulation between block. As we stand the dimension as 5.7m x 3.7m which to me looks like miscalculation. The foundation was set by builder.

If you weren’t clear what 6x4 meant, I guess the builder could claim it’s the overall footprint including things like soffit/gutter/roof overhangs which it probably will be

Maybe the builder put in foundations at 6x4m and brickie built the wall in the middle of the foundation, as it should be.
It sounds like you have negotiation room for a discount, but if you don't have drawings/quote then you might not get anywhere.
Sticking the insulation on the outside is no big deal.

What we all want to know is - what do the drawings show?

Drawings and written quotation states 6mx4m external wall to wall with brick cavity insulation and block build. I will try to upload bit latter today as my work IT blocks ext websites.( accessing through mobile)

The original design has 3/4th sitting and 1/4th storage with stud wall partition and separate door on side

Builder did videocon with me...has offered couple of options as it was mis communication.

1) extend the size on side but it will be too disruptive as it will need extra concrete and half build wall knocking down. This will also means room is not central and look horrible aesthetically.
2) Building a small shed 1.5mm high x 1m wide and 2 m long in front garden to lock my bikes. I have proposed an example like below. I presume this does not need PP.
3) He did not accept reduction in quotation as offered about as solution.

What could I advocate to mitigate no cavity walls. What internal insulation option should i consider since no cavity wall, which will be space efficient and also have good U values.

Honestly it sounds like you're thinking out loud! Way too much information.

Post the drawings and details of what's been built.

You should expect the guy to build you the structure on the drawing: if he has to pull some of it down then so be it.

Why would you roll over like that if you expected a building X size?

If you bought a 55" TV and they delivered a 48" TV, you'd expect an exchange or partial refund.

If pep411 has a quote or written agreement that says 6x4m then where does the miscommunication lie?
